I am Brandon Cody Sr., the founder and CEO of Professional Powerwashing & Maintenance (PPWPM), Superior Epoxy Coating and Brand•On Marketing.

I’ve spent over a decade building a reputation in the exterior maintenance industry through technical skill, community service, and process-driven execution. What began with a single pressure washer has become San Ramon’s first Diamond Certified exterior cleaning company with over 500 five-star reviews. 

Below is my full story – based on firsthand experience, continuous improvement, and delivering measurable results.

Where I Come From

I was born and raised in San Ramon, California, and my entrepreneurial path started early. As a teenager, I worked a variety of labor-intensive jobs – landscaping, auto detailing, and custodial work – which gave me both physical stamina and a strong respect for service industries. I learned the importance of precision, consistency, and follow-through before I ever owned a business.

In 2015, with no outside investment or partners, I launched Professional Powerwashing & Maintenance. I had a single pressure washer, one vehicle, and no team. I did every job myself: sales, estimates, cleanings, follow-ups, and customer service. Every dollar I earned went back into the business. My first year, I operated out of a garage with a clipboard and handwritten schedules. I took on small projects no one else wanted, like moss-covered roofs, deep-grease driveway jobs, and neglected commercial lots.

These early experiences became the foundation for my technical and business knowledge. I learned:

  • Surface-specific techniques for brick, concrete, stucco, vinyl, and asphalt
  • How to apply surfactants to extend the lifespan of cleaning results.
  • The importance of chemical dilution ratios and water pressure calibration
  • Jobsite prep, safety compliance, and client communication under tight deadlines

Building Experience the Hard Way

Between 2015 and 2019, I worked full-time in the field. I personally completed thousands of cleaning jobs across the East Bay—from single-family homes to multi-unit HOAs and Class A retail properties. My technical knowledge comes from real-world exposure.

To deliver more advanced services legally and professionally, I earned my California contractor’s license (CSLB #1022456) under classification C61/D38, which covers pressure washing and maintenance. That required passing exams, providing verified experience, and carrying appropriate liability insurance.

I also:

  • Implemented safety protocols for roof access and ladder work
  • Learned water reclamation and non-toxic chemical compliance under Bay Area environmental regulations
  • Developed a proprietary soft washing approach using biodegradable, non-caustic cleansers to protect roofing material

 

I documented every successful project. These records eventually became standard operating procedures (SOPs) for training future employees.

By 2020, I was managing a small crew, running two trucks, and servicing both residential clients and commercial property managers. Our service area expanded to Danville, Dublin, Walnut Creek, Alamo, Lafayette, and Pleasanton. I focused heavily on referral relationships and documented each result with before and after photography and post-clean walkthroughs with clients.

Career Pivots and Evolution


In 2025, I expanded Professional Powerwashing & Maintenance and overhauled operations:

  • Developed a web-based Instant Quote calculator for residential clients
  • Introduced automated job tracking and CRM systems
  • Equipped vehicles with camera-based inspection tools and updated uniforms
  • Integrated SMS alerts and post-job email reports with photo documentation

 

We expanded our offerings to include:

  • Solar panel cleaning with warranty-safe techniques
  • Gutter guard installation and camera-inspected gutter flushing
  • HOA reporting services with timestamped service records and maintenance logs
  • Paver patio cleaning and sealing using penetrating and topical sealants

 

We also rolled out rain guarantees, extended warranties, and a $5,000 Satisfaction Guarantee on qualifying services.

Community and Connection

I’ve always believed that a local business has a responsibility to invest in its community. PPWPM operates out of San Ramon, and our team lives and works in the same neighborhoods we service.

We regularly:

  • Provide free roof and gutter inspections for residents at risk of losing home insurance coverage
  • Generate before-and-after reports used by insurance brokers to reinstate policies (we’ve helped over 100 clients avoid cancellation)
  • Sponsor and participate in community events, most recently with Fostering Wishes, a nonprofit supporting foster youth
